KIRKWOOD COMMONS

KIRWOOD, MISSOURI

Civil engineering services included the entire site surveying for the acquisition of the land by the developer.  Preparation of Boundary Adjustment Plats for the various acquisitions and distribution of parcels to individual tenants.  Site design for the entire 60-acre development.  The site/civil engineering included the grading, drainage, detention, sanitary sewers, water line and parking lot/driveway designs.   Kowelman Engineering has performed the site design for the entire parcel as well as the final designs for each individual site as it is being developed.  Additional efforts have included a very detailed detention basin design to handle the stormwater runoff from a complicated site, entrance designs for driveways on Missouri Route 67 (Lindbergh Boulevard) and widening of Big Bend Boulevard to meet St. Louis County criteria. The design and management services performed on this project have included weekly meetings with the developer, extensive coordination with MoDOT, MSD, and St. Louis County Department of Highways and Traffic, and the individual store developers.


This development consists of three large tenant tracts for Wal-Mart Store, Target Store and a Lowe’s and six additional outlying parcels for smaller retail development.  Kowelman Engineering has been performing the site design for the entire parcel as well as the final designs for each individual site as it is being developed.  Additional efforts have included a very detailed detention basin design to handle the stormwater runoff from a complicated site, rerouting of existing sanitary mains from the around the proposed development, design of thousands of feet of new and relocated storm sewers serving the site and off-site properties, entrance designs for driveways on Missouri Route 67 (Lindbergh Boulevard) and widening of Big Bend Boulevard to meet St. Louis County criteria.  The design and management services performed on this project have included weekly meetings with the developer, great amounts of coordination with MoDOT, MSD, and St. Louis County Department of Highways and Traffic, and the individual store developers.

DAYTON-HUDSON/TARGET STORES
ST. LOUIS, MISSOURI

Kowelman Engineering, Inc. provided civil engineering/site designs for a new Target Store in the City of St. Charles, Missouri as well as a new Target Store at the Kirkwood Commons development. In addition to these two stores mentioned, Kowelman Engineering, Inc. has performed civil engineering/site design for the following Target Stores:

  • Target Store (Renovations) - South St. Louis, Missouri - Hampton Avenue

  • Target Store - Florissant, Missouri

  • Target Store - Jefferson City, Missouri

  • Target Store - Cape Girardeau, Missouri

  • Target Store - Edwardsville, Illinois


The civil engineering/site designs have included the preparation of site layout plans, grading/drainage plans, site utility layout plans, preparation of miscellaneous details, cost estimating, and all efforts to obtain local agency reviews and approvals of site improvement plans.  All members of the Kowelman Engineering design team have been involved in the management, design and production of the numerous Target Store design efforts.

MENTAL HEALTH FACILITY
ALTON, ILLINOIS

Preparation of planning studies, construction plans and specifications for a 40-acre health care facility.  The civil engineering/site improvement plans for this facility included the layout of facility parking lots and driveways, grading & drainage plans, site utility plans, miscellaneous site details, and a detailed layout of site fencing for security.  Additional services included the preparation of cost estimates, technical specifications and construction services.
